The Merchant Key Worker Housing Docklands, Melbourne

A mixed-use development providing retail, hospitality, affordable housing and own-your-own apartments over eight levels.

As well as privately owned apartments, a number of residences are purposefully for low to moderate income key workers, through a state government partnership with housing provider Housing Choices Australia. It is the first affordable housing development at Docklands, and an exemplar for achieving a balance between affordability, project delivery time and good design.

The Merchant offers a dynamic, animated interaction at street-level, with small and irregular retail tenancies and cafe spaces injecting a vibrant, community-focused energy into the area. Contained by a tight urban context, its design fully utilises the available building footprint and mirrors the strategies that make the city so liveable; narrow openings, small laneways and the charm of discovery.

Internally, splashes of colour, careful materials selection and clever solutions for small spaces prove that multi-residential developments can be cost-effective while achieving high-quality design outcomes. A ‘sense of arrival’ is celebrated in all apartments, which feature liveable, practical spaces.
