Hayball’s proposal for a vibrant business and commercial development is tailored to the needs of innovators, entrepreneurs, tech companies and startups who are being enticed into the area with local policy changes.

Designed to PCA A Grade office standards, large floorplates across all levels provide scope for the building to adapt for future changes in tenancies, while a high performance façade system optimises internal amenity and views of the city skyline. The design is also targeting a 4.5 NABERS environmental performance rating.

Conceived as a place to innovate, co-create and collaborate, among the amenities delivered in the compelling offer will be end of trip facilities and communal spaces including a semi-public courtyard and a vast rooftop terrace. A contemporary foyer connects with a café, the courtyard and a bookable function space. Commercial tenancies at street level further activate the ground plane.

Drawing on the neighbourhood’s industrial past, the built form celebrates the existing fine grain nature of Gipps Street. Key to the design’s architectural integrity is the arrangement of three distinct forms, with the tower’s offset pattern of dark mullions and glazing contrasting against the two podium forms in brick and weathered steel.
