135 Sturt Street Southbank, VIC

135 Sturt Street occupies a unique through block site within Melbourne’s Art Precinct, situated close to St Kilda Road and the Botanical Gardens and within walking distance of Melbourne’s vibrant retail, restaurants, laneways and theatres. This exciting hybrid development offers an exceptional mix of accommodation, comprising 183 residential apartments as well as 3 arts and commercial tenancies across 19 levels. A diversity of residential formats celebrates the emergent inner-urban demographic; interspersing both indoor and outdoor communal spaces throughout to provide a high standard of amenity to tenants and guests.

The building’s sinuous form showcases a unified and resolved architectural identity from every perspective, while its enviable location enables uninterrupted views across the city, Port Philip Bay, Albert Park Lake and the Botanical Gardens. The architecture and interior design is focused on the provision of space, light, liveability and flexibility. Subtle variations in finishes and orientations articulate the striking presence of the building’s façade, anchored at ground level by bluestone paving and creeper planting that mirrors the surrounding streetscape.

Hayball is in a unique position to design this significant development, having been a resident and advocate of the Arts Precinct for over 35 years. We fully understand and value the precious urban context that is unique to the area, and seek to design an appropriate large-scale mixed-use development that is both inclusive and diverse, adding to the richness and liveability of the area and providing a catalyst for the emergence of a fully connected local community.
