Cable Tram Engine House Student Accommodation Brunswick, VIC
A major catalyst in the ongoing transformation of the Brunswick area, this redevelopment reimagines the long-vacant Cable Tram Engine House as the heart of a 130-bed student accommodation complex. The project contributes to a vibrant mixed-use precinct while setting a benchmark in respectful heritage integration.
Hayball’s design carefully balances preservation with contemporary renewal. Approximately 95% of the existing Victorian industrial façade is retained, with original brickwork and bluestone base reinstated to reflect the building’s early form. The heritage structure now accommodates communal spaces, reception and a café, bringing renewed purpose and public interface to the ground plane.
Above, a sculpturally articulated seven-storey form is setback and clad in a lightweight steel veil, subtly echoing the proportions of the building below. Structural and circulation strategies ensure minimal disruption to the original fabric — roof trusses are preserved, and the new core is centrally placed to maintain internal volume and ambiance.
Developed with heritage, fire and services consultants, and refined through ongoing engagement with Heritage Victoria, the proposal respectfully weaves the site’s transport history into a dynamic, forward-looking student residence in the heart of Merri-bek.
