West Village – Residential Development West End, Brisbane

West Village is a medium-rise residential development in Brisbane’s West End. It contains 342 living units in two fifteen storey towers above a vibrant mix of commercial, retail and landscaped common spaces.

This is the first stage of Hayball’s masterplan for the greater site, incorporating industrial remnants of the historic Peter’s Ice Cream Factory integrated as part of a new public realm. A new laneway – Wilson Lane, and porte cochere at street level leads up to a raised semi-outdoor lobby which, together with breezeways, a private pool loggia and secluded pedestrian links, provide a socially legible and climate-responsive interface between the development and its immediate neighbourhood. At ground level, this outward engagement is reinforced with the use of advanced planting that envelopes these areas with a mature and intimate landscape of predominantly indigenous vegetation. This also facilitates broader engagement with the mural art of David & Yuge Bromley – artists in residence for the greater West Village project.

Apartments are provided with generous balconies establishing the right connection between interiors and the Brisbane climate and lifestyle. Each are set within a precast concrete facade composed of two visual languages that alternate across each tower – one composed of stained ochre hues and lightweight elements filtering daylight into the living spaces within, the other a more sculpted approach in lighter coloured concrete delineated with angled shade fins to accentuate visual shifts across the façade. Contrasts in the material palette, including the use of perforated metal screening at lower level, resonate with the colour and textures of the remnant heritage buildings on site.

A common rooftop garden and outdoor entertaining domain, including cinema and outdoor lounge is situated above the east tower, available to all residents. Townhouses at ground level respond directly to the scale and grain of the existing residential neighbourhood.
