Moray Street Offices South Melbourne, VIC

The inventive use of façade materials for this new commercial building will embed a ‘jewel’ feature into an otherwise understated streetscape in inner Melbourne.

Folded metal and glass surfaces form the jewel’s facets and allow for a playful shift of light and shade throughout the day, creating a dynamic architectural language. The façade is further accented with variations in the glass tint and internal feature lighting, contrasting with a robust concrete element on the building’s western edge. The upper tiers incorporate increased street setbacks and integrated outdoor rooftop terraces at levels 2-9. The intricate yet restrained jewel concept activating the façade design unifies the building setbacks into a cohesive whole.

Large floorplates provide scope for the building to adapt to future changes in tenancies, while a high performance façade system optimises internal amenity and views of the city skyline. The design is also targeting a 5 Star NABERS environmental performance rating.

An urban art installation creates an additional point of distinction to the ground level which is activated by a retail tenancy. Set in an active, transit-friendly and walkable location, and driven by contemporary workplace design practices, the amenities delivered in this compelling offer will incorporate end of trip facilities and communal spaces.
